Milton/Alpharetta sales rose even as mortgage rates moved above 7%

The Real Estate Data Aggregator counted 567 homes sold across ZIPs 30004, 30005 and 30009 in the three months ending July 31, 2026. That is up 13.2% from the same months of 2025. Buyers are still moving, even with higher monthly payments.
Pending sales tell you where the market is headed. The Real Estate Data Aggregator counted 549 pending sales across the three ZIPs, up 13.4% from a year ago. That means demand is still pushing deals forward, not stalling out.
What each ZIP code showed
The three ZIP codes each tell a slightly different story. Here is what the Real Estate Data Aggregator found for the three months ending July 31, 2026.

ZIP 30004: steady prices, more sales
The Real Estate Data Aggregator put the median sale price in 30004 at $885,000, up 2.3% from a year before. That is a calm, steady gain. Sales rose 10.3%, to 310 homes. Homes took a median of 35 days to sell, three days longer than last year. Not every home flew off the shelf, but most got close to asking. The average sale came in at 98.3% of list price, up 0.4 points from a year ago.
Nearly 3 in 10 homes in 30004 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share was 29.2%, up 2.2 points from a year before. Months of supply fell to 3.4, down 0.5 months. That means fewer months of inventory sitting on the market.
ZIP 30005: prices dipped, but buyers paid over asking
The median sale price in 30005 slipped to $750,000, down 7.7% from a year ago. That is the one soft spot in this market. Prices did pull back here. Even so, buyers in 30005 paid more than asking on average. The Real Estate Data Aggregator put the average sale-to-list ratio at 100.1%, up 0.7 points.
More than 3 in 10 homes in 30005 sold above list price. The Real Estate Data Aggregator put that share at 32.3%, up 1 point from last year. Sales rose 13.4%, to 127 homes. Pending sales jumped 16.5%. Homes sold in a median of 26 days, the fastest of the three ZIPs.
ZIP 30009: more listings, more sales, slightly longer wait
The Real Estate Data Aggregator counted 130 homes sold in 30009, up 20.4% from a year ago. That is the strongest sales gain of the three ZIPs. Pending sales rose 35.1%. New listings jumped 31.8%, to 224 homes. More supply came to market here than anywhere else in this area.
With more supply, homes took a little longer. The median days on market in 30009 was 44 days, two days more than last year. Months of supply sat at 5.5, the highest of the three ZIPs. The median sale price slipped slightly to $833,750, down 0.9%. Small dip, not a slide.

Mortgage News Daily reported the 30-year fixed rate hit 7.58% on September 29, 2026. Housing Wire noted rates climbed to nearly 7.3% as of October 2, 2026. Realtor.com said rates crossed 7% for the first time since January 2025. That is a real cost for anyone financing a home right now.
Nationally, the picture is mixed. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Price cuts are showing up more often across the country. Realtor.com put the share of listings with a price cut at 20.8% in September, the highest since October 2022.
Milton/Alpharetta has not followed that national softness in sales volume. The Real Estate Data Aggregator shows demand here held up, with 567 homes sold and 549 pending. That does not mean every home sells fast or above asking. It means the market is still moving.
